Yes, you will need to acquire a mandatory building approval from a private building certifier for a second dwelling, also known as a granny flat, on the Gold Coast as the structure must meet the Building Code of Australia. Depending on the size and proximity to the main house, you may not need full development approval for a residential premises. An experienced granny flat builder on the Gold Coast can help confirm which approvals your granny flat build needs to go ahead.

How much does a granny flat cost in QLD?

The average granny flat in Queensland costs between $60,000 to $350,000+, depending on the size, layout and finishes. This includes potential costs for site preparation, approvals and council fees, the type of build, its complexity and any location-specific expenses. For example, a second storey addition or garage conversion to be used as a second dwelling would be differently priced than a freestanding granny flat.

Who is eligible for the granny flat grant in QLD?

The Queensland First Home Owner Grant currently covers building a detached dwelling built on a relative’s land, such as a granny flat, up to the value of $750,000 for eligible applicants. To be eligible, the applicant must not have previously received the grant in any state or territory of Australia, have previously owned a home and must move into the dwelling within 1 year of the completed transaction, and proceed to live there for 6 months. How many bedrooms can a granny flat have?

Most granny flats in Queensland have one or two bedrooms. This will typically fit within the 80 square meters requirements for standard second dwelling requirements through most Queensland councils. Larger granny flats can be built, however, a Development Application (DA) will need to be lodged to comply with the Building Code.

Do granny flats increase property value?

Many property valuers estimate a granny flat can increase a property’s value by at least 20% to 30%, particularly in markets with rental shortages. A high-end granny flat build can help make sure maximum value is achieved.
